The exterior of the Luther Acres 165,000SF Muhlenberg Building (one of several Independent Living options in the Luther Acres 55 acre complex) had several points of repair and maintenance, including serious rust staining issues on its EIFS (Dryvit) facade due to rusting PTAC sleeves, failed caulking, and damage and weathering to the Dryvit finish in whole.
Once the 400 PTAC units were replaced, The Witmer Group re-caulked perimeters of windows, doors and PTAC units, brick control joints, and the joints between Dryvit and brick – a total of over 30,000 lineal feet. After thoroughly cleaning the Dryvit and brick veneers (45,000LF and 35,000LF respectively), and repairing extensive damage (from lawn mower scuffs to stress cracks and falling soffits), a new commercial coating was applied that offered both protective and water repellant additives to slow future staining.
