The new owners of Paxton Town Center wanted to repair and renew a portion of the building’s exterior before their new renter, Panera Bread, moved into the complex. The Witmer Group was asked to complete a proper analysis of the EIFS cladding and make a determination about the condition of the underlying building structure, as well as which method or extent of repairs were required
Years of ice, snow and driving rain had deteriorated the EIFS finish and produced a series of dents and cracks. Also, the store sign had been changed many times without EIFS repair, leaving about 50 holes where the signs were once attached. A combination of the harsh elements, along with lack of maintenance from the previous owner, led to a dirty, dingy and worn exterior with several required repairs. In fact, there were more black weather streaks and rust on the EIFS then than remaining white EIFS finish.
The Witmer team performed a complete restoration, including extensive cleaning to the façade along with repairs to all cracks, dents and holes. We then installed two new coats of Weatherlastic® China White coating and sealed all EIFS related caulk joints with Pecora 890 FTS silicone sealant. The result was a maintainable and stunning new look.
