The Avenues is a human services organization with multiple buildings that were experiencing age-induced decline of exterior masonry related components, along with failures and deterioration of many critical structural features. The restoration team was approved of a 2 year program and plan, to restore the 90 year old buildings to their natural state.
The Scope of Work included the following:
The Director of Facilities and the administration of the Avenues, increased the scope to include the following:
Special techniques were used in the process of restoring the buildings, such as critical shoring requirements that were needed at the main entrance to the building. The roof and second floor terrace were supported with temporary posts and steel beams as the concrete entrance and slab below were entirely removed and replaced. The structural beams and steel decking on the underside of the slab were heavily deteriorated, and also required replacement.
The restoration team followed major safety requirements on the project, including: 100% Dust containment, total enclosures where cleaning and painting of steel took place, overhead protection at all entrances and means of egress, signage at all work areas so residents could recognize active work areas, and special precautions when occupants were dropped off and picked up.
Though teamwork, scheduling and strategy the restoration team was able to present a completely restored final product and ensure all occupants were safe during the process.
